The CRMC Audit was conducted on Collins Realty Services, Inc., DBA Green River Property Management. The company office is located in Jacksonville, FL, which is in the north-central part of Florida. The office is in a small cluster of office buildings which are well maintained and easily accessible from the nearby road.
The firm is a departmental structure with 9 full time employees and a couple of part-time employees. The basic structure is Owner/Broker, Accounting Manager, 2 PMS, a BDM, front desk coordinator, a maintenance coordinator and a leasing agent.
The company currently manages 362 doors. The Broker/Owners have been NARPM members for 8 years. The Owner, BDM and 2 PMs are active NARPM members.
The company policy and procedures and the employee manual are very detailed and easy to interpret. All staff interviewed says that they review and use them these regularly and have helped to revise them when needed. They use an accounting software that multiple employees listed it as their most powerful tool in their jobs. Green River was extremely prepared for their CRMC audit. This company has worked hard to be on the cutting edge of technology to not only provide great customer service to their clients, but to help them grow and run their business.
There is a great deal of pride in the people who work at Green River. The teamwork atmosphere is palpable. While conducting this audit the auditor could tell that achieving the prestigious CRMC designation is very important to all involved. One of the employees described the CRMC as the “filet mignon” of NARPM’s designations.
