Here at Green River Property Management, we strive to provide the best possible value to our clients. Whether you’re an experienced investor or a landlord just starting out, chances are that you’ve asked yourself, “Should I allow pets in my rental?,” or “What about the risk associated with allowing a pet?”.
That’s where we come in! We take the worry off of your hands with our two (not so secret) weapons.
First and foremost, we believe in our screening, inspection, and management expertise so much that we are proud to offer our new Pet Guarantee to all Green River clients!
What exactly does this mean for you?
This means that if damages to the property exceed the amount of the security deposit, we guarantee up to $1000 above and beyond the security deposit for any pet-related damages. We find that this helps give landlords peace of mind about allowing tenants with pets in their property.
Now, you might be thinking, “That sounds like too good of a deal; what’s the catch?!”
There is no catch! However, this is where our Pet Screening Standards come into play.
It is vitally important that landlords and property managers stay on top of best practices to avoid lawsuits and maintain happy tenants. For example, if you keep up with laws and legislation associated with rental properties, you may know that as of January 2020, HUD released the new “Assistance Animal Notice” as it relates to assistance animals vs. pets. This is just one of the many reasons that it is so important to stay in the know. Do you have any idea what an incorrectly identified service animal could cost you? Trust us, it’s a lot!
We have decided to stay ahead of the game, and have partnered with Petscreening.com to offer our clients a screening experience above and beyond the industry standard. This is a no-shortcut pet and assistance animal screening company. The addition of this service does not cost our Full-Service Management clients anything! It provides assistance animal accommodation request validation through legal and FHA/HUD guideline review process. In addition to this, they provide household pets and their owners with a complete digital Pet Profile. The risk-scoring system takes into account breed, weight, age, vaccination records, behavioral history, and much more. This comprehensive screening and scoring is what allows us to confidently offer our clients the Pet Guarantee!
Want a team of professionals that will screen your tenants and their pets? Just reach out to us! We are happy to speak with you.
